Developer Billingsley Co. is ramping up construction plans for its oldest office park development: International Business Park in West Plano, which dates to the 1990s.Billingsley Co. has developed more than a dozen office buildings in the 300-acre project along Plano and International parkways. Now, Billingsley has filed development plans with Plano to build four more office buildings in International Business Park.The buildings are four stories and are along Plano Parkway west of Dallas North Tollway, development plans show."We are going to start construction on the first building in May," said developer Lucy Billingsley. "It's a four-building campus with a park and great amenity center in the middle."The first building will be about 178,000 square feet, according to the plans. Dallas architect GFF designed the project.International Business Park has more than 1.4 million square feet of office space, which is about 90 percent leased.The business campus is southwest of the booming Legacy business park, which is home to major corporations including Toyota, Frito-Lay, Dr Pepper/Snapple, Liberty Mutual Insurance and JPMorgan Chase."It's close to Legacy and the Shops of Willow Bend mall, which is being redone," Billingsley said.With office rents topping $30 per square foot in Legacy, Billingsley plans to rent the new buildings for less than $25 a foot."We don't need to be where they are because of our land costs," she said. "International Business Park has continued to be a great project."Along with International Business Park, Billingsley builds office projects in its nearby Austin Ranch development and on Interstate 635 at Belt Line Road in the Cypress Waters project.
